You are further from UNCW and the hospital corridor, so student and travel-healthcare demand is thinner, but the Topsail corridor draws seasonal and vacation traffic and there is steady long-term demand from people who want to be near the water without paying beach-town prices. Verify short-term rental rules for your specific district before you build around them.
An enclosed post-frame building with a door sized for the boat on its trailer with the T-top or tower up. Measure the actual rig, not the brochure spec, and add clearance. Most people need more height than they expect. A concrete slab is worth it if you will work on the boat inside; gravel is fine if it is purely storage.
