Built for Coastal NC

Building near the coast is not the same as building inland. Salt air, humidity, and hurricane wind requirements mean your shop, garage, or barn has to be specified for this environment — not copied out of a national catalog and shipped in on a flatbed.

BTL Buildings works in New Hanover, Brunswick, Pender, and Onslow counties every week. We know the local codes, the soil conditions, and what actually survives here. Every build accounts for:

  • NC coastal wind zone requirements and uplift detailing
  • High-humidity moisture and condensation management
  • Salt-air resistant fasteners, hardware, and coatings
  • Flood zone setbacks and finished floor elevation
  • Impervious surface and stormwater limits
  • County-specific permitting and inspection sequencing

Construction Methods

Post-Frame, Stick-Built,
or Steel?

Three ways to build the same footprint. The right answer depends on how you will use it and whether you might finish it later.

Most Economical

Post-Frame / Pole Barn

  • Laminated columns on engineered footings
  • Wide clear spans, no interior posts
  • Lowest cost per square foot at large footprints
  • Fast erection, easy to expand with lean-tos
  • Gravel or slab floor
  • Best for: storage, equipment, agricultural, large shops
  • Weak spot: hardest to convert to conditioned living space
Most Flexible

Stick-Built

  • Conventional framing on a continuous foundation
  • Easiest to insulate, finish, and condition
  • Matches the look of your house
  • Straightforward path to habitable space later
  • Highest appraisal contribution
  • Best for: garages near the home, ADUs, finished shops
  • Weak spot: higher cost per square foot at large sizes

Longest Spans

Engineered Steel / Metal

  • Steel frame with metal wall and roof panels
  • Longest clear spans available
  • Excellent coastal wind performance
  • Very low maintenance, long service life
  • Fast erection once delivered
  • Best for: large shops, commercial, equipment storage
  • Weak spot: condensation control is critical here
